GAF Roofing in Miami, FL | Mercer Roofing Co Miami
Our Miami Roofing Company provides independent GAF roofing service across Miami, from Coral Gables to Little Havana to Brickell. We install, repair, and replace GAF Timberline HDZ, Royal Sovereign, and EverGuard systems to Miami-Dade HVHZ code. The thing that sets our GAF work apart here: we know how Miami’s salt air, humidity, and hurricane wind standards stress these specific products, and we build every repair around that. Call (850) 753-2996 for a free estimate.
We’re not a GAF factory store or an authorized dealer. We’re an independent roofing contractor that happens to work with GAF products more than most because they hold up well here when installed correctly. Grant Whitlock, our owner, learned the trade at Los Angeles Trade-Technical College and has spent the better part of three decades on roofs across South Florida. He’ll tell you the same thing he tells everyone: a roof shouldn’t be something you worry about. That’s our job. For broader GAF work beyond this page, see our GAF sales & service overview, or check our Miami service area page for full coverage details.
Why Miami Residents Choose Us for GAF Service
Most Miami Roof Repair contractors will slap GAF shingles on any deck and call it done. We take a different approach because we’ve seen what Miami’s climate does to roofs over a decade or two. Every job starts with a written price before any work begins. Every repair carries a written guarantee, and if a repair fails within 365 days, we come back free. That’s our 365-Day Done Right Promise, and it’s in writing.
Grant grew up in Los Angeles, but Miami roofs are where he’s spent most of his working life. He walks every inspection himself. He’s the one on the deck checking nail patterns and underlayment seams. We send every technician’s name and photo to you before they arrive, and they badge in at the door with a photo ID. That’s the Threshold Verified standard we’re held to, and it matters in a city where opening your door to a stranger is a real consideration.

Common GAF Roofing Problems We Solve in Miami
- Granule loss on Timberline HDZ shingles. South-facing slopes in Miami get hammered by UV. We regularly see HDZ shingles losing granules years earlier than they should, which exposes the asphalt and creates leak paths at lap joints. When we catch it early, we can replace individual shingles. When half the slope is shedding, it’s time to talk re-roof.
- Tri-Built underlayment de-bonding at seams. Miami’s afternoon thunderstorms roll in fast. Trapped humidity under tile or shingle can make GAF Tri-Built peel at the seams, and water gets in before the outer layer ever fails. We see this most on barrel tile roofs in Coconut Grove and Shenandoah.
- EverGuard TPO seams opening on flat concrete decks. Miami’s daily heat-rain cycle makes TPO expand and contract constantly. Seams at parapet wall flashings are the first to go. A patch might buy you a season, but we’ll tell you honestly when seam replacement is the only real fix.
- Flashing and pipe boot corrosion. Salt air near Biscayne Bay eats standard galvanized boots fast. GAF’s stock boots work fine inland, but within a mile of the water, we recommend stainless. It’s a small upgrade that saves a lot of ceiling stains.
- Improper low-slope installations by previous contractors. The HVHZ requires 8 nails per shingle and a minimum 4-inch exposure on low-slope sections. Out-of-town crews miss this constantly. We fix their mistakes and document everything for your insurance file.
GAF Service in Miami: What Local Conditions Mean for Your Equipment
Here’s a fact about Miami that changes how GAF roofing work goes here: in the HVHZ, GAF Timberline shingles must be fastened with 8 nails per shingle and have a minimum 4-inch exposure on low-slope sections. That’s not a suggestion. It’s in the GAF high-wind installation guide, and it’s the difference between a roof that survives a Cat 3 and one that peels off at 110 mph. We check this against the manufacturer’s wind guide before every tear-off, and we photograph the nail pattern before underlayment goes down. If you’re in Coral Gables or Coconut Grove with an original 1920s barrel tile roof, the stakes are even higher. Those tiles were often bedded in mortar directly to the deck. One cracked tile is never just a tile replacement. You re-bed the whole section or you chase leaks after every tropical downpour. We pulled up a leaking barrel tile section on Calle Ocho in Little Havana after a July storm. The original tiles sat in mortar on rotted decking, and the GAF Tri-Built underlayment had de-bonded along the seam. We re-bedded the tiles with fresh mortar, laid new Tri-Built, and re-caulked every fastener with urethane. That roof hasn’t leaked since.
GAF Models & Products We Service in Miami
We work on the full GAF shingle lineup. Timberline HDZ, including Ultra HDZ and American Harvest colorways, is the most common on Miami ranch-style homes and newer builds. Royal Sovereign 3-tab still shows up on older homes in West Little River and Doral. For flat or low-slope concrete decks, we service EverGuard TPO and PVC membranes. Under it all, we use GAF Tri-Built self-adhered underlayment on most tile and shingle jobs because it handles Miami’s humidity better than felt.
When color matching matters, we use genuine GAF Timberline starter shingles, Seal-A-Ridge caps, and GAF flashing. For decking, vents, and fasteners, we often upgrade to marine-grade plywood and stainless hardware that exceeds GAF specs. It costs a little more and lasts a lot longer in salt air.

FAQs – GAF Roofing in Miami
Yes, in most cases we can match Timberline HDZ colorways like Charcoal, Weathered Wood, or Barkwood from our local supply house, and we’ll replace only the damaged slope if the rest is sound. Color fade from Miami UV will show a slight difference between old and new for the first year or two. If the damage covers more than 30% of a slope, we’ll recommend full replacement instead. Call (850) 753-2996 for a free estimate.
The correct way per GAF’s high-wind guide is 8 nails per shingle with a minimum 4-inch exposure on low-slope sections, over a fully adhered GAF Tri-Built underlayment. Miami-Dade HVHZ code requires the same or stricter. We document every nail count with photos before we cover it.
Yes. Salt air corrodes standard galvanized boots within 5 to 8 years near the water, and GAF’s stock boots are galvanized. Stainless boots cost roughly $40 – $60 more per boot and typically last the life of the roof. It’s one of the cheapest insurance policies you can buy for your ceiling.
Miami-Dade code allows re-covering only under specific conditions, and we rarely recommend it. A second layer traps heat and hides decking rot. Most of the time, a full tear-off costs more but prevents problems you can’t see. We’ll give you a straight recommendation after one inspection. Call (850) 753-2996 to schedule yours.
If you see seam separation wider than an eighth of an inch across more than a few linear feet, or if the membrane feels brittle and cracks when pressed, patching won’t hold through a Miami summer. The thermal cycling that opened the seams will open the patches too. We’ll tell you the truth either way. Call (850) 753-2996 for an exact quote, estimates are free.
