IKO Underlayment & Deck Repair: The Miami Owner’s Guide
IKO underlayment and deck repair in Miami typically costs between $450 and $1,800 installed, depending on how much decking has rotted and which IKO underlayment product your roof currently has. We stock IKO-compatible underlayment and decking materials on our trucks, so most repairs are completed in a single visit, often the same day we diagnose the problem. You’ll usually discover the failure the hard way: a water stain on the ceiling after a hard Miami downpour, granules collecting in your gutters, or a soft spot you can feel when walking the roof. The decking beneath IKO shingles takes a beating from our humidity, and once it fails, the underlayment above it fails right along with it.
Miami roofs live a harder life than most. Between the salt air, the afternoon thunderstorms that roll through from May through October, and the kind of heat that bakes an attic to 140 degrees, your IKO underlayment is doing constant work. When the deck plywood underneath starts to delaminate from moisture, the underlayment loses its grip and tears. What you’re seeing inside is usually the last symptom, not the first.
Which IKO Models This Applies To
This repair applies to roofs built with IKO Cambridge, IKO Dynasty, IKO Nordic, and the older IKO Marathon and IKO Armourglass lines. We also work on IKO’s flat and low-slope products like Roof-Fast and any IKO system installed with self-adhered underlayment at the eaves. The underlayment we match to your IKO roof depends on what was originally specified: IKO’s Ice & Water Shield at the Miami eaves and valleys, IKO StormShield for the field, or a synthetic like IKO’s Rubberguard line on newer installs.
Here’s the gotcha most homeowners never hear: IKO’s warranty language matters, but an independent repair with compatible materials won’t void it as long as the work meets Miami-Dade code. We’re an independent contractor, not affiliated with IKO, and we repair IKO systems every week. What matters is matching the underlayment’s permeability rating and the decking thickness. Miami-Dade requires 15/32-inch plywood or OSB rated for exterior exposure on most pitched roofs, and if your original deck is thinner than that, we’ll flag it before we touch a shingle. OEM versus aftermarket matters less on decking than it does on shingle color-matching; what you want on an IKO repair is the right thickness and the right fastening pattern, not a logo on the box.

Signs Your IKO Underlayment & Deck Repair Is Failing
- Ceiling stains that appear after rain, not during. Miami’s afternoon storms soak the deck, and the water takes time to travel. A stain that shows up a day or two later usually means the underlayment at a penetration or valley has torn and water is pooling on the deck before it finds a seam.
- Soft spots or a spongy feel when walking the roof. Rotting OSB or plywood loses its rigidity. If your roofer’s foot sinks where it shouldn’t, the deck has already delaminated and the underlayment above it is compromised.
- Granules from the shingles collecting in gutters or on the ground. IKO shingles shedding granules faster than normal is often a sign the deck is flexing underneath them. Flexing stresses the shingle mat and the underlayment bond at the same time.
- Attic mustiness or visible light from inside the attic. If you can see daylight through the deck boards from inside, the underlayment is gone at that spot. Miami humidity makes this worse in a matter of weeks, not months.
- Curling or lifting shingles at the eaves and rakes. Miami’s morning dew plus the salt air degrade underlayment edges faster than anywhere inland. When the shingles lift at the edges, the underlayment underneath is usually the first layer to have failed.
Replacement Cost & What’s Included
Here’s what we quote in Miami, in writing, before any work starts:
- Small deck patch and underlayment repair (one 4×8 sheet or less): $450 – $750 installed
- Moderate repair (2 – 4 sheets with IKO-compatible underlayment and shingle replacement): $750 – $1,300 installed
- Larger section (5+ sheets, valley or penetration rebuild, full underlayment continuity): $1,300 – $1,800+ installed
The range depends on how much decking has to come out, whether we’re matching existing IKO shingles or doing a full re-cover of the section, and whether the repair is on a steep pitch that requires extra safety setup. Every quote includes the written guarantee: 365 days, if it’s not done right, we make it right, and that’s in writing on every job. Parts and labor are separated on the estimate so you see exactly what the decking costs and exactly what the labor costs. No change orders, no surprises on the invoice.

Walking an IKO roof in Miami is dangerous work, and this is not a job for a weekend ladder and a nail gun. The deck is load-bearing structure; getting underlayment continuity wrong means the first storm after your repair finds the seam you missed. What you can safely do from the ground: check your gutters for granule buildup, look for lifted shingle edges at the eaves with binoculars, and inspect the attic for daylight or damp spots after a storm. What you should not do: pull up shingles yourself to look at the deck, especially on any roof steeper than 6/12. A fall from even a single-story Miami ranch is a hospital trip. If you suspect deck or underlayment failure, call (850) 753-2996 and we’ll walk the roof and give you the number before any work happens.
FAQs
In Miami’s heat and humidity, IKO underlayment typically lasts 15 to 25 years when properly installed, but the decking underneath can fail sooner if attic ventilation is poor or if hurricanes have caused repeated water intrusion. A roof inspection every few years catches the failures before they become ceiling stains. Call (850) 753-2996 if you suspect yours is nearing the end.
Small tears at a single penetration can often be patched with compatible IKO underlayment, but any tear larger than a few inches or any evidence of deck rot means the section comes out and gets rebuilt properly. A patch over a rotten deck is a band-aid on a structural problem. We’ll tell you which one you have before we quote anything.
Most single-section repairs in Miami are done in one day, including shingle replacement and cleanup. Larger repairs with multiple deck sheets and re-underlayment can take two to three days, depending on weather. Miami’s afternoon storms can delay work, but we schedule around the forecast and keep you updated.
Yes, our Miami crews carry IKO-compatible underlayment, standard decking thicknesses, and matching shingles for the most common IKO lines including Cambridge and Dynasty. We also carry compatible repair materials for GAF, Owens Corning, and CertainTeed roofs. If your repair needs something out of the ordinary, we’ll have it on the job within a day or two and tell you that before we start.
